8 parts of a Home Inspection

Structure

The foundation, floor structure, wall structure, and roof structure are all looked at in detail during the home inspection. Any cracks, movement, or parts of the house that are out of plumb or level will be evaluated and noted in the report. Major structural issues will be referred to an expert for further evaluation. Water entry into the basement is also evaluated during this part of the inspection.

Electrical

An visual inspection of the electrical panel, service entrance, auxiliary panels, outlets (tested with a outlet tester) and the wire type is preformed. Any issues with any of these systems is noted and recommendations on what work needs to be done will be made. Safety issues will be highlighted as well as major expenses or outdated materials.

Exterior

A full exterior inspection will be performed. This includes flashing details, cladding systems, windows, doors, utility entrances, grade levels, walkways, garages, carports, and whatever else is designed to keep the elements outside of the home. Areas that could allow water entry is the major issues that is looked at as well as safety and damaged materials.

Insulation / Ventilation

The attic is inspected for any humidity issues and that enough insulation and ventilation are present. Any asbestos containing vermiculite insulation will be highlighted in the report. Any mechanical ventilation systems will be inspected to insure that they are vented to the exterior of the home.

Roof

A detailed inspection of the roofing system will be conducted during the inspection. Any adverse conditions of the roof covering, flashing details, and soffit details will be noted with recommendations in the report. During the attic and interior inspection water stains or other indications of water leaks will noted and inspected.

Heating / Cooling

The heating and cooling systems of the home will be visually inspected and tested to ensure functionality. Every room in the home will be inspected for a heat source to ensure the comfort of the home. Lifespan of these systems will also be noted if they are nearing the end of their expected useful life.

Plumbing

The plumbing system is inspected for leaks, outdated materials, and low flow or poor drainage. A visual inspection under every sink, any exposed plumbing materials, water shut off valves, and water service entry is preformed. In addition a moisture meter is used on tile shower surrounds and around every toilet to ensure that no hidden leaks are occurring in these locations.

Interior

The main purpose of the interior inspection is to locate failings in all of the other major home systems. The inspection looks for: signs of roof or exterior leaks; cracks, uneven floors, or other indications of structural movement; smoke and CO detectors; functionality of doors and windows; lights and wall plugs are tested. Cosmetic issues are not the core purpose of a home inspection.
